What $1 Million Gets You in D.C., Maryland and Virginia (With a Pool!)

It’s summer, D.C. is steamier than a crab pot, and even casual Zillow browsers might be thinking: If only I could step straight out my door and into a pool.

For NOTUS’ inaugural DMV real estate column, we found listings in the District, Maryland and Virginia that, for a million dollars, will make that dream a backyard reality.

One caveat: Getting a pool of your own in the District isn’t easy for a cool million. (Although, for $15 million, this seven-bedroom compound in Georgetown comes with a courtyard pool.) So, we found what we think is the closest thing.

Here are three homes we found priced at a million dollars and ideal for anyone prioritizing pool access as they house-hunt.

D.C.

The listing: 3287 Sutton Place NW, Unit D

The price: $950,000

The specifics: A two-bedroom, two-story, three-bathroom townhome with a private courtyard. Built in 1980 but recently renovated with fresh paint and white trim throughout.

The pool: Shared between just 42 homes, the Sutton Place pool is perfect for splashing, lap-swimming or relaxing. Be sure to budget for $790 a month in condo fees.

Sell us on it: “Private community pools are a rarity in Northwest, D.C., especially for homes around the $1 million price point,” said Northgate real estate agent Ilse Padron, who also noted the location is “just minutes from Cathedral Commons, Georgetown, downtown D.C. and some of the city’s top public and private schools.”

Maryland

The listing: 12320 Putters Ct, Upper Marlboro, Md.

The price: $1,099,900

The specifics: The former third home for a family of jet-setters, this property functions like a year-round resort, with an outdoor pool to enjoy in the summer. Prefer the après-ski lifestyle? You’ll enjoy the patio jacuzzi, indoor sauna and multiple fireplaces. The walk-out finished basement currently houses a gym, perfect for a pre-swim workout. There’s no HOA fees, but the Marlton Golf Club is just on the other side of the woods for anyone who wants to hit the greens. (Hence the road name, Putter’s Court.)

The pool: Surrounded by a wrought-iron fence, and with woods rimming the nearly four-acre lot, the pool feels extra private. There’s a lengthy shelf perfect for splashing toddlers, and on the opposite side, built-in bar stools for adult swim.

Sell us on it: “I can’t believe this home is still on the market,” said broker Tina Marie Marshall, adding: “The owners kept it immaculate. We barely had to stage it, this is how they lived.”

Virginia

The listing: 3227 Annandale Road, Falls Church, Va.

The price: $1,095,000

The specifics: Who needs a large house when you have a pool house? This modest, three-bedroom, brick Cape Cod is all business in the front yard and party in the back. A stone patio connects the main house with a pool house, creating additional year-round space for noisy kids or a quiet work-from-home office, depending on your family’s needs.

The pool: Surrounded by willow trees and other lush landscaping, this in-ground pool has a new companion salt-water spa added in 2022.

Sell us on it: “You’re not just buying a house; you’re buying an excuse to cancel your vacation plans,” said Compass listing agent Ana Maria Menendez. “You’re going to be … wondering why you ever paid resort prices when your own backyard feels better.”
